Advance Auto Parts, located in Roanoke, VA COMMERCIAL REAL ESTATE LEASE NEGOTIATOR (Posted on: June 01, 2010) The Commercial Real Estate Lease Negotiator position requires knowledge of real estate documents, particularly commercial leases, including but not limited to drafting, reviewing, negotiating, and closing commercial lease transactions. Professionalism, real estate legal knowledge and written communication skills are required. Lease Negotiator provides a vital role in support of the deal making / store development process.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Negotiate final lease details and get proper authorization on lease terms.
- Coordinate efforts between all parties, i.e., Developer/Landlord, Real Estate. Managers, Landlord Attorneys, Surveyors, Title Company, Legal Department, Store Planning and Design and Construction. Maintain excellent communication with colleagues.
- Coordinate/Communicate with internal and external legal teams to ensure that LOI terms, negotiated terms, and deal specific issues are addressed in the lease draft and final document.
- Review comments from Landlords and/or Landlord attorney. Coordinate with Real Estate Managers, Legal, Construction, Store Planning and Design to define proper response.
- Ensure that all correct documentation required to prepare a lease is obtained in a prompt, efficient and timely manner and according to project schedule.
- Maintain a thorough understanding the lease including interpretation, negotiation, and problem resolution.
- Understand when the specifics of a project require modification to the lease.
- Prepare in a thorough, prompt and accurate manner all Lease Documents.
- Consistent focus on timelines, quality and accuracy.
- Support Real Estate Managers and Construction with legal document issues and negotiations as needed.
- Consult Legal regarding said legal documents and any real estate related legal issues.
- Review plans and specifications prepared by Store Design to ensure plans contain all survey and easement specifics.
- Communicate with Landlord/Developer property issues or requirements for lease preparation.

- Experience with commercial lease negotiations
- Ability to read, draft and interpret lease language
- Knowledge of legal document requirements
- Strong analytical, problem solving skills, and project management skills
EDUCATION and/or EXPERIENCE
- Bachelor's degree (B. A.) from four-year college or university; and three to five years related experience and/or training; or equivalent combination of education and experience.
